Plain terms for how work is quoted and carried out. Nothing here is designed to catch anyone out; it exists so both sides know what was agreed.
Information on this site about services and areas is published in good faith and can change. Nothing on this website is a contract or a binding offer. The agreed price is the one confirmed with you directly for your specific job.
Estimates are free and are given after seeing the work in person, except where a photograph is genuinely enough. An estimate covers the work described in it.
Structural work carries a particular kind of unknown: what is behind a wall, under a floor or beneath the ground cannot be fully known until it is opened. Where that applies, we say so at the time of the estimate, and if something is found that changes the work, you are told before it is carried out and you decide.
The work covered is what is described in the written estimate. Anything additional is quoted separately and needs your approval before it is done.
Requirements differ between Austin and the Williamson County towns, and a homeowners association may have its own. We will tell you what we understand to apply to your address and who is responsible for obtaining it, and that is agreed before work starts rather than assumed.
Some things are repairs and some are conditions. Where a problem is caused by something outside the agreed work — drainage, plumbing leaks, tree roots, or continued ground movement after the work is finished — we will identify it and say so plainly, but it is not covered by the work itself unless it was quoted.
Tell us. Most things are quicker to put right than to argue about, and we would much rather hear it from you than not hear from you again.
